Question:
Because a foreigner only owns the property for 50 years, is there any difference in the price &the right of purchasebetween local & foreigner?
Answers:
Law on Housing 2014 does not provide any
difference in the price between the property purchased by local and foreigner.
This means price of the property will be freely driven by the market.
With respect to the right of purchase, except
for the foreigners investing in building houses for selling, others can enjoy
the same rights as local Vietnamese owners in accordance with Article 10, subject to the limitation on the number of houses can be purchased and
the term of the ownership, provided for in Article 161 of the Law on Housing
2014.
As such, the foreigner is entitled to sell its property in the open market and to either locals or foreigners. The difference is that if sold to a local, the title of the property will revert to a freehold status.
